What is ARCHITECHTURES?
Architechtures is a browser-based software-as-a-service platform that uses generative AI to help design multifamily residential buildings at an early stage. You enter design parameters for a project, and it generates layouts, quantity take-offs and cost estimates that export as XLSX, DXF and IFC files.
Who it's for
The vendor describes uses such as feasibility studies, site planning, deal evaluation, concept iteration and BIM schematic design, and its pricing page offers custom typologies and team accounts for enterprise customers. The vendor's introduction page says the tool is currently limited to multifamily residential buildings and that other building types require contacting the team.
Pros & cons
Strengths
- The vendor says it runs in any browser (optimized for Chrome), with heavy calculations done on its servers.
- The vendor lists outputs as Excel reports (XLSX), CAD drawings (DXF) and BIM models (IFC); the pricing page lists unlimited downloads of these files on Pro.
- Pro lists an AI-assisted edition, a manual edition, parking lot design, area and project data calculation, and OpenStreetMap and topography.
- Each design variant is described as showing total housing units, above- and below-grade gross floor area, and a construction (hard cost) estimate.
- Folders can be shared by email, including with people who are not subscribers; recipients can view, and registered users can be given edit access.
- Business adds a design comparison dashboard, design cost analysis, project financial analysis and presets for design, cost and sales parameters, plus a technical account manager (2 hours a month) and 2 hours of onboarding training.
Limitations
- There is no permanent free plan for creating designs. The pricing page offers a 7-day free trial of Pro, while the purchase terms say a Pro trial lasts between 7 and 15 days and excludes Edit-mode sharing and design downloads. A free Viewer plan only views designs shared by others.
- Pro is listed as annual billing only on the pricing page ($588 a year), while the terms still describe a monthly Pro option as legacy and to be deprecated. Business shows a Monthly/Yearly (-20%) toggle but no monthly price was readable.
- The pricing page lists AI generations as 'Unlimited generations (for now)' and its FAQ refers to monthly minutes in AI-assisted mode, but the FAQ answers could not be read. The purchase terms say Pro has limited AI-assisted design minutes.
- Storage is capped at 200 designs on Pro and 1,200 on Business; the purchase terms instead say Business has unlimited storage. Environmental analysis is marked 'Coming Soon', and the purchase terms describe solar and light analysis as roadmap.
- The terms say refunds of payment plans are not allowed and that commercial exploitation of the services is prohibited. Designs are deleted 15 calendar days after the service ends, and disputes outside Spain and the EU go to international arbitration under Spanish law.

- Business: $294 a month billed annually ($3,528 a year). Everything in Pro plus design comparison, cost and financial analysis, presets, 1,200 stored designs, replies within 1 working day, 2 hours a month of account management and 2 hours of onboarding.
- Enterprise: Custom. Contact sales, annual only. Adds unlimited storage, custom typologies and data output, multiple accounts on one invoice, team management and custom training. Seat counts not stated.
- Educational & Training Centers: Custom. Special offer for groups of students or professionals; no price listed, contact the vendor with program details.
