What is Archistar?
Archistar is a Sydney-based property and design platform for finding, assessing and designing development sites, covering zoning and planning rules, feasibility and generative 3D building designs. It runs as a web platform and also as a free 3D generative design add-on for Autodesk Forma.
Who it's for
Archistar's site lists property developers, architects, home builders and government planners as users. Its pricing page positions the tiers around site size and state coverage, with the National tier for Australia-wide work.
Pros & cons
Strengths
- Archistar says it shows zoning, planning data and permitted uses for a site, and lists zoning codes, planning rules, environmental risks, contours and property market data on the Free plan.
- Archistar says it generates designs for apartments, commercial and mixed-use buildings, can run financial feasibility on those designs, and exports DXF CAD files.
- The product page lists a 3D building layer over Nearmap aerial imagery; the pricing page lists Nearmap imagery, Cordell development listings and bulk site adding from Professional up.
- A 3D Generative Design Add-On for Autodesk Forma was announced on September 14, 2025 as a free app, with finished designs able to move into Autodesk Revit, and is listed as available globally.
- The pricing page says 'No contract - Cancel anytime' and sells Basic, Professional and National on either monthly or annual billing.
Limitations
- The Free plan is limited to 1 user, 1 state and sites under 2,000 m2; Basic has the same user, state and site-size limits. Only Professional and National remove the site-size limit.
- Each plan lists one paid user; National adds unlimited free-tier users. The pricing page also says only paid tiers get unlimited use of the generative designer and CAD export, while its comparison table shows the Free design limit as unlimited, so confirm what Free allows.
- The Terms and Conditions say subscription fees are non-refundable, plans renew automatically, and cancelling gives no refund for the unused part of a period, even though the pricing page says 'Cancel anytime'.
- The Terms say amounts are GST-exclusive with GST added where applicable, but the pricing page says 'All prices include GST'. The Terms also bar reselling, white-label systems and using platform data to train AI models without a signed agreement.
- The National card says 'One state access' under its price, although the plan is described as Australia-wide, and its feature list is identical to Professional.
Plans and pricing
- Free: $0. 1 user, 1 state, sites under 2,000 m2; zoning, planning rules, environmental risks, contours, market data and the 3D designer.
- Basic: $79.17 a month billed annually, or $95 monthly. 1 user, 1 state, sites under 2,000 m2; adds Basic Site Summary, market listings and rules and feasibility for small sites.
- Professional: $287.50 a month billed annually, or $345 monthly. 1 user, 1 state, no site-size limit; adds Advanced Site Summary, Nearmap imagery, Cordell listings and bulk site adding.
- National: $495.83 a month billed annually, or $595 monthly. Australia-wide with the same listed features as Professional; one paid user plus unlimited free-tier users.
Prices were read from Archistar's official pricing page, which shows only a '$' sign with no currency code; the National purchase link references AUD, so AUD is likely but not stated. The pricing page says all prices include GST, while the Terms say amounts are GST-exclusive. Annual prices are per month on annual billing; no refund or annual-commitment terms appear on the pricing page. Confirm on the live pricing page.
